Housing repair standards

1. Objective in order to improve the standard of building repair, the following standards are formulated. 2. Scope of application engineering department 3. The content repair standard shall be determined according to the main works, floor works, roof works, plastering works, paint finishing works, water, electricity, sanitation and heating equipment engineering, metal components and other sub projects. Main works 3.1.1. Mainly refers to the maintenance of roof truss, beam, column, wall, floor, roof, foundation and other major bearing and reconstruction components. 3.1.2 when the main structure is seriously damaged, no matter what kind of house is repaired, it should be firm, safe and free from hidden dangers. 3.1.3 the cement grade of masonry and repair shall not be less than C25; the plumpness of horizontal mortar joint of masonry shall not be less than 80%; the upper and lower vertical joints of masonry wall shall be staggered, and there shall be no straight joint; the allowable deviation of axis position deviation of masonry wall shall be 5mm; the allowable deviation of surface flatness of brick construction and repair wall surface shall be 2 mm; the embedded diameter of brick corner shall be 6 The allowable deviation of straightness of horizontal mortar joint of brick construction and repair wall is 5 mm. 3.2.2 floor engineering 3.2.1 the maintenance of floor engineering shall be firm, safe and smooth, free of sand, tight joint, flash and crack. 3.2.2 the ground with slope requirements shall be constructed in strict accordance with the design drawings to ensure no obvious ponding; the protective layer of the floor shall be inspected regularly to avoid exposed reinforcement. 3.2.3 when the ground is made of stone, the inlay shall be firm. When cement is used as binding material, hollowing is strictly prohibited, and there are no defects such as skew, missing edge, corner falling and cracks. 3.3 roof engineering 3.3.1 safety, no leakage and smooth drainage must be ensured. In case of water leakage, timely repair and water test shall be conducted. 3.3.2 the roof drainage pipe should be checked regularly to prevent blockage and ensure the smooth downflow of rainwater. 3.4 plastering works 3.4.1 the joints shall be smooth without cracking, shelling, blistering, loosening and spalling. The mortar layers and the plastering layer and the substrate must be firmly bonded without delamination and hollowing, and the surface layer shall be free from defects such as ash explosion and cracks; the allowable deviation of vertical perpendicularity is 1-1.5mm; the allowable deviation of surface flatness is 1mm; the allowable deviation of perpendicularity of internal and external corners is 1-1.5mm. 3.5 paint finishing engineering 3.5.1 it is required that there is no shelling, no peeling, uniform color, and it should be consistent with the original color as far as possible. 3.5.2 periodic paint maintenance shall be carried out for wood members and various iron components to prolong the service life of the house. 3.6 water, electricity, sanitation, heating and other equipment engineering 3.6.1 the auxiliary equipment of the house shall be kept in good condition to ensure safe operation and normal use. 3.6.2 the indoor drainage pipe must be installed firmly, the fixing method of pipe hoop is correct, the drainage is smooth and no leakage; the twist filler of the drainage pipe interface is dense and full, the concave edge of the socket is not more than 5mm, and the annular seam is uniform, smooth and well maintained; the upper and lower sections of pipes are connected closely, and the socket direction, length and spacing between pipe hoops meet the original design requirements; the upper and lower water pipes are painted evenly without peeling Missed coating appears. 3.6.3 the threaded interface of indoor water supply pipeline must be clean, regular, free of broken wire and missing wire, firmly connected, and free of exposed oil hemp and other defects at the interface; the welding interface surface and obvious defects such as nodulation, slag inclusion and air hole; the pipe support is embedded smoothly and arranged in order, and the support is in close contact with the pipe. 3.6.4 for valve installation, the inlet and outlet direction shall be correct, the connection shall be firm and tight, the opening and closing shall be flexible, the orientation shall be reasonable, and the surface shall be clean; for the installation and maintenance of water supply accessories of sanitary appliances, the chromium plated parts shall be intact without damage, the interface shall be tight, the opening and closing parts shall be flexible, the installation shall be correct, the surface shall be clean, and there shall be no external hemp. 3.6.5 if the sewer is blocked, the downpipe shall be unobstructed without damaging the pipe wall. 3.6.6 the cross-sectional capacity of the conductor for line checking and changing shall not be less than that of the original design, and defects such as twisting, dead bending, damage of insulation layer and sheath fracture are strictly prohibited 3.6.7 the insulation resistance between conductors and between conductors and the ground must be greater than 0.5m Ω; threading in the pipe: there is appropriate allowance for the conductor in the box, the conductor has no joint in the pipe, and the upper opening of the vertical pipe that does not enter the box is well sealed after threading.
